What Does a 10-Year Timber Pest Warranty Actually Cover?

A 10-year pest warranty on VPI-treated timber is only as useful as what it actually guarantees. This guide explains what the warranty covers, what conditions it requires, and what documentation you need to make a valid claim.

What the Warranty Covers

Every order of VPI-treated timber leaves St. Xavier Timber with documentation confirming the species, cross-section dimensions, pre-treatment moisture content, VPI cycle parameters, preservative concentration, and achieved retention level. These records form the basis of any warranty claim.

What the Warranty Does Not Cover

The warranty covers pest attack — not all forms of timber degradation. It does not cover mechanical damage, structural failure due to overload, decay caused by prolonged water contact (for which borate treatment is not designed), or any damage caused by improper installation or use.

The warranty also specifies the installation conditions under which it applies. Boron Borax treatment is designed for dry, interior, and sheltered above-ground applications. It is not suitable for ground contact, repeated water exposure, or marine applications. Timber installed in conditions outside this scope — embedded in wet soil, used as exterior decking subject to regular rain and ponding, or used in a marine structure — is not covered by the pest warranty, because the treatment chemistry was not designed for those conditions and the preservative will leach out over time.

This is why retaining treatment records is essential — not just for warranty purposes, but as part of the building file. For any construction project, the treatment records for structural timber should be included in the handover documentation provided to the building owner. If the building is ever sold, renovated, or subject to an insurance claim involving timber damage, these records have direct value.

How to Make a Valid Claim

If timber treated by St. Xavier Timber shows signs of insect attack within the warranty period — exit holes, boring dust, mud tubes, or soft or hollow sections — the first step is to contact us with the original treatment record, the date of installation, and a description of the symptoms and location.

If the damage is consistent with insect attack on correctly installed VPI-treated timber — which is an unusual event given the nature of the treatment — we will work with you to establish the appropriate remedy. Requiring a 10-year pest warranty from the treatment provider as a contractual deliverable effectively mandates the use of a reputable, certified treatment facility — because only a facility operating to the required standard can issue a warranty it will actually honour.
